Select Board: East Milton Square 40B proposals need more time; others should return to the drawing board

As of April 21, 2020, final comments from the Milton Select Board have been issued to MassHousing for the Falconi/Corcoran proposed 40B in East Milton Square.

Falconi/Corcoran East Milton Square proposal

In their response letter, the Select Board requested that MassHousing defer action on the application for six months so that the Town can continue its planning process and work on an approach that will work for the developer and neighborhood:

“Again, out of respect for the planning work our Town has already engaged to obtain compatible, publicly beneficial reinvestment in East Milton, we reiterate our request that you defer action on this Site Approval Application and let us finish what we started in an orderly way.”

582 Blue Hill Avenue proposal

In their response letter, the Select Board indicated that the Site Approval Application had numerous errors, as well as other permitting concerns:

“Residents of the surrounding neighborhoods and Town staff have all raised significant concerns about the capacity of Blue Hill Avenue to accommodate traffic generated by the proposed development, and in particular, the potential for traffic conflicts with residential uses in the existing neighborhoods.”

648 Canton Avenue proposal

In their response letter, the Select Board asserted that the design was not a good fit for the neighborhood:

“As the Planning Board’s massing study demonstrates, the design is not harmonious with anything in the neighborhood. The scale of the proposed development effectively means almost all of the site will be cleared. “

Ice House proposal

In their response letter, the Select Board indicated that the Site Approval Application had egregious errors, and expressed concern over the accuracy of boundaries of the site plans:

“We urge MassHousing to require the applicant to provide evidence that the applicant actually controls the entire site shown on the plans.”
