Milton’s portion of former Hendries property now owned by 131 Eliot Street, LLC
Formed Hendries property has new ownership to move forward in demolition and redevelopment project
The Board of Selectmen has transferred ownership of the Town’s portion of the former Hendries property (0 Central Avenue) to 131 Eliot Street, LLC, which is an affiliate of Connelly Construction and owns most of the former Hendries property. The transfer occurred on Friday, February 16, 2018, and is conditioned upon 131 Eliot Street, LLC constructing a mixed-use commercial and residential development on the property. The Planning Board has already issued a special permit for the construction of 38 condominium units (4 of which will be affordable units) with 3,850 square feet of ground floor commercial space at the site. The project will provide 19 parking spaces for use by customers of the Central Avenue Business District during daytime hours (9:00 a.m. to 6:00 p.m.).
The next step in the redevelopment of the former Hendries site will be demolition and removal of the former ice cream factory. The Board of Selectmen will hold a public informational meeting about the demolition process on Wednesday, March 7, 2018 at 7:00 p.m. at the Senior Center, 10 Walnut Street. Representatives of Connelly Construction’s demolition and removal contractor will provide information and answer questions.
Pre-demolition work is expected to begin shortly after the public meeting and last for 5 to 6 weeks. Once the pre-demolition work is complete, the MBTA’s trolley service will be suspended for one week while the portion of the building close to the trolley tracks is demolished. Bus service will be provided by the MBTA during that week, which is likely to occur in May 2018. Additional information will be provided at the March 7 meeting.
