Market, cafe, office space, and bank proposed for Blue Hills Parkway Ice House property

Ice House proposal underway.

A proposed development of the Ice House property, at 487 Blue Hills Parkway, is underway.

The plan calls for a two buildings, one a combined market/cafe/office space building of 12,400 square feet, and the other a bank of 4,000 square feet. The property would also contain 65 parking spaces.

The developer also plans to create an enhanced connection to the Pope’s Pond area with outdoor seating, and a walking path connecting to Pine Tree Brook Path, as well as “walkability” from neighborhoods west of the pond.

According to the proposal, projected traffic impact volume on weekdays is 770 trips (385 in and 385 out) with evening weekday peak traffic at 94 trips. Projected Saturday volume is 604 trips (302 in and 302 out). The plan does not indicate concern with respect to traffic, and no new traffic lights are proposed.

The Warrant Committee presentation on the Blue Hill Parkway project scheduled will take place on Wednesday, January 6 at 7:30 p.m.
